Canadian home sales fell 5.1 percent [1] in May 2024 compared to May 2023, according to data from the Canadian Real Estate Association (CREA).
This shift suggests a complex recovery for the national housing market. While long-term numbers remain lower than previous years, the recent uptick in monthly activity indicates that buyers and sellers are beginning to find common ground on pricing.
CREA said that activity rose 5.5 percent [2] on a seasonally adjusted basis from April to May. This represents the first significant increase in activity for the year. The association said this trend indicates a shift in market sentiment as the spring season progressed.
"There is meaningful upward momentum month‑over‑month for the first time this year," CREA said [3].
The organization said the growth was due to renewed confidence among market participants. As prices began to stabilize, the gap between what sellers wanted and what buyers were willing to pay narrowed. This alignment has historically been a catalyst for increased transaction volumes in the Canadian market.
"Prices have also begun to stabilise as buyers and sellers increasingly see eye to eye," CREA said [4].
Despite the month-over-month growth, the 5.1 percent [1] year-over-year decline highlights the lingering impact of economic pressures. High interest rates and inflation have historically dampened demand, though the May data suggests the market may be reaching a floor. The current stabilization is seen as a prerequisite for any sustained long-term recovery in home sales across the country.
